People often ask what the difference is between a buyer's inspection and a pre-listing inspection. Same thorough inspection — different timing and purpose. Here's how to know which one fits your situation.

Buyer's Inspection — for buyers, before you close

This is the classic one. Before you finalize the purchase, I inspect the whole home top to bottom so you know exactly what you're buying. If I find real problems, you can negotiate repairs, ask for a credit, or walk away — but either way you go in with your eyes open instead of discovering an expensive surprise after you own it.

Pre-Listing Inspection — for sellers, before you list

Selling? A pre-listing inspection puts you ahead of the buyer's inspector. You find the issues first, so you can fix what you want, price the home accordingly, and avoid the deal-killing surprise that shows up three days before closing. Sellers who do this often see fewer renegotiations and smoother closings.
